This service is designed to give all Landlords – new or existing, local or resident overseas – peace of mind. Our experienced staff will take care of your property ensuring everything is well maintained, compliant and hassle free
• Rental valuation.
• Arrange for EPC, EICR (Electrical Certificate) and Landlords Gas Safety Certificates to be carried out*
• Advertising via internet
• Supply ‘TO LET’ board to the property.
• Accompanied viewings
• Implement full credit, Right To Rent checks and Referencing service
• Negotiate all the details of the tenancy on your behalf.
• Draw up tenancy agreements in line with the current Housing Act.
• Prepare a digital inventory & Schedule of Condition
• Collect one months rent in advance together with a dilapidations deposit.
• Allocation of the deposit to the Deposit Protection Scheme (DPS) or Reposit registration
• Arrange for the transfer of utilities to the tenant.
At this point the Property and Tenancy will be handed over to your dedicated Tenancy Manager, this will be your one point of contact going forward
• Rent monthly in advance with monthly remittance of rent to your nominated account.
• Arrange and supervise repairs and maintenance using our approved Contractors.
• Carry out two property Safety & Compliance inspections providing detailed Landlord reports*
• Carry out a final inspection and deal fully with the negotiation of the deposit return*
• Arrange and supervise between-tenancy maintenance and cleaning
• Preparation & Service of Notices as required for Rent Increases, Tenancy Breach and property possession*
ONE OFF Initial Set-up fee - £300.00 inclusive of vat (£250.00+vat), payable in advance and upon signing the Agent’s Terms and Conditions of Business. Includes advertising and marketing
Tenancy set-up fee £426.00 inc vat (£375.00+vat), includes Tenant Referencing, Right to Rent Checks, Digital Inventory, Deposit registration
12%+vat monthly management fees (14.4% inclusive of vat) , fees will be taken monthly in advance and deducted from the rental income.
