This is the in between service for those landlords who prefer to be a little more hands on but still require the backup of Professional Lettings Agent to keep your tenancy compliant

•                           Rental valuation.

•                           Arrange for EPC, EICR (Electrical Certificate) and Landlords Gas Safety Certificates to be carried out*

•                           Advertising via internet

•                           Supply ‘TO LET’ board to the property.

•                           Accompanied viewings

•                           Implement full credit, Right To Rent checks and Referencing service

•                           Negotiate all the details of the tenancy on your behalf.

•                           Draw up tenancy agreements in line with the current Housing Act.

•                           Prepare a digital inventory & Schedule of Condition

•                           Collect one months rent in advance together with a dilapidations deposit.

•                           Allocation of the deposit to the Deposit Protection Scheme (DPS) or Reposit registration

•                           Arrange for the transfer of utilities to the tenant.

At this point the Property and Tenancy will be handed over to your dedicated Tenancy Manager, this will be your one point of contact going forward

•                           Rent monthly in advance with monthly remittance of rent to your nominated account.

FEES

ONE OFF Initial Set-up fee - £300.00 inclusive of vat (£250.00+vat), payable in advance and upon signing the Agent’s Terms and Conditions of Business.  Includes advertising and marketing

Tenancy set-up fee £426.00 inc vat (£375.00+vat), includes Tenant Referencing, Right to Rent Checks, Digital Inventory, Deposit registration

10.8% inclusive of vat (9%+vat) payable when the tenant has taken occupation. Fees will be paid monthly in advance and deducted from the rent.
